Just Sold! Rutland Street Penthouse for 2.6 Million
I have to admit, this is one of the coolest penthouses ever to be built in the South End. As the most expensive condo sold so far in 2012 in the South End, it should be pretty awesome. This was a recent renovation of the old “Project Place” which was a homeless and low income assistance program (which is a great cause and still exists). This particular penthouse duplex is 1 of 6 units that has about everything that you could Imagine: Direct Elevator Access, 2 Fireplaces, Enormous Master Suite, Surround Sound throughout, 3.5 bedrooms, garage parking, modern metal and wood railings, 2 decks (with 1 being 1100sf with outdoor kitchen and grill and a 6 person hot tub, with tv). The Master bath is in a class of it’s own. It boasts a whirlpool tub with a tv built in, and the master shower has the Kohler 12 jet digital shower system which is just absurdly awesome, oh, and a TV in the shower too. I’m amazingly excited for my clients and I’m sure they will be happy here for several years to come!!
So far, 5 of 6 have been sold with the largest and priciest one left which can be seen here The last one left is a large lower duplex with even more bells and whistles, so check out that listing.
Below are some pictures or the sold Penthouse.
2 Penthouses for Rent at the Colonnade (Jan 2012)
Three Days ago, I showed 2 luxury rentals over at the Colonnade on Huntington Ave. Many people forget that this is one of the best luxury options for rentals in downtown Boston, so I decided to go back yesterday and take some pictures. This complex is a 21 story building and has all the amenities you would ever want or need. The location is also amazingly ideal, just smack in the middle of Back Bay and the South End. These Penthouses don’t come cheap and if you can afford the $9100 and the $15,000 price tag, its worth checking out. The views are also amazing.

Most Expensive Condo on the Market in Boston (Fall 2011)
Well, I know most of you are wondering to do with your extra millions, so, whats a little $12,500,000 out of your bank account. If you have it and want to entertain that price tag, you can call this 11th floor 6000+sf condo” home”. There has only been one other sale in the Mandarin that has gained a price per sf. over $2000 and that was unit 12-B sold for $12,200,000. That was a 12th floor 4922 square foot, absolute custom home. Believe it or not, this sold at a whopping $2,478 per sf (including 2 garage spaces). In the past year, according to MLS, there has been 1 other unit that sold higher, which was in June for 13,200,000. That sale was Penthouse 2E which was an 8000 sf condo at $1,650 per sf. What does this mean? It means the luxury market is still surviving and there are still some really rich people out there during this economic downturn. It also reminds 99.5% of everyone who reads this, that they will never live above the 10th floor of the Mandarin Oriental.
This property is currently listed with Landvest and pictures are from MLS.
History of Battery Wharf Video
Battery Wharf is one of the more recent luxury developments in Boston’s Waterfront neighborhood. The views are amazing and the amenities are plentiful. The other thing that is equally notable is the history behind this wonderful location. I am always looking around Youtube for interesting videos and i came across this historical clip of Battery Wharf. If you are considering moving to this location, or if you already live here, its good to know Boston’s history of this location which dates back over 350 years.
Enjoy
One Back Bay Rental Building
Here is a video that showcases the rental building called “One Back Bay.” located on the corner of Clarendon and Stuart. This building was developed about 3 years ago and is connected to the “Clarendon” which is the condominium part of this development. many confuse and combine the two, but they have separate entrances and different concierges. The rentals are located on the first 14 floors.
Check out the Video.
