Countdown to the End of Street Cleaning!!


If you live in downtown Boston, its already been a long season of moving our cars and occasionally picking our cars up at Casey’s in Dorchester or Cityside in Sullivan Square. For me its usually every Monday in Back Bay at 8am or Noon Every Wednesday in the South End. There are many other street cleaning times throughout the city, but those are my specific nemesis. I’ve been doing this for a while and its just a way of life, but i wont lie, December 1st is one of my favorite days. Whether or not you are in Real Estate or not, its just one of those times of year that relieves all car owners of a little stress. Although December brings those dreaded ice crystally things, we don’t have to worry about those yellow behemoths that makes the city scramble with the fear of a $40 ticket, and a trip to the tow lot.

South End House Tour in Boston

On Saturday October 15th the South End Historical Society will be hosting its 43rd Annual South End House Tour. This is a fantastic event that promotes the South End neighborhood and the historical and architectural nature of this great area. I volunteered at this event a few years back and its a highly attended and usually sells out. If you are looking to get to know the neighborhood a little more, or just want to be a little nosy and check out some fabulous homes, now is your chance. If you are interested in learning a little more about the tour or purchase tickets, you can visit the South End Historical Society’s web page here. In addition to viewing some great homes, this is a wonderful way to help support a wonderful organization that has helped protect the South End’s beautiful Victorian townhouses. If it weren’t for them, the homes on the tour would most likely have been torn down decades ago.

Tickets can also be purchased at my office at 633 Tremont Street in the South End. I would call to make sure there are some left before you walk over. General tickets are $25 and there are other tickets options as well that the website explains in more detail.

Restoration Hardware is Moving To Old LouisBoston Site.

“Restoration Hardware, a California chain that sells luxury furniture and home decor, said it has signed a lease for the historic building at 234 Berkeley St. in Boston, once home to the swank LouisBoston clothing store. The site is located between Boylston and Newbury streets. The building has a neoclassical façade and was designed in the French Academic style by architect William G. Preston, Restoration Hardware said in a press release. It was built in 1863, and it was the long-time home of the New England Museum of Natural History. It currently has more than 40,000 square feet of space. The building’s ownership group is S.R. Weiner & Associates and WS Development. Last year, LouisBoston relocated to new space on the South Boston Waterfront. The new location is near the Institute of Contemporary Art. Restoration Hardware has yet to announce when it will open its store on Berkeley Street.”

 

Well, it looks official and I am excited to see this building being brought back to life. If you know Boston, you know this building and when LouisBoston left, you were probably curious to what was going to take residence here. Recently there has been a lot of buzz about the property the last 2 weeks as  scaffolding has gone up and the Suffolk Construction signs got posted. I wonder if Restoration is going to purely keep this a retail store or if they may incorporated a restaurant like LouisBoston did.  I’d be interested if anyone has heard any talk of this?

It’s “Time Lapse Monday”!!!!

I got a lot of feedback that people liked the time lapse of the Mandarin Oriental, so i think i will do a weekly time lapse video featuring all things Boston. I think this one is better than the last and is really cool. It has great shots of the South End, Back Bay, Beacon Hill and Fenway. This is why we love to live in Downtown Boston.  Enjoy!

Chocolate Store Opening in Back Bay

I always thought that the “house” on Clarendon that housed the old Frank Stella clothing store was a great little building.  During its vacancy, I thought it would make for a really good real estate office (dare to dream), but it looks like it has been rented, or at least the left side has been rented.  I walk by this building at least 5 times a week and I always wonder who is going to take it, and why it hasn’t been rented? Yesterday,  I passed the empty shell (now with windows papered up) and I saw that the building permits are up, and the discreet “coming soon” sign was in the corner or the window.  According to the sign and the permit, it looks like L.A. Burdick , a handmade fine chocolate store is taking Frank Stella’s place. L.A. Burdick has a few other locations in Cambridge, Walpole NH, and New York City.  Although I haven’t been to any of their other locations, i think I have had a few of their “mouse chocolates”  at a wedding  before.  I think this store could be a perfect fit to the funky building, but according to the permit, it looks like the right hand side will be renovated and still up for rentl. Even though i’d rather not walk by more calories on a daily basis, i’m glad its going to a good home and i hope it works out.  If a Mac and Cheese store moves in next door…I’m in trouble.

I recently closed this sale for my buyers in Jamaica Plain this past week. This is a 3100sf 5 Bedroom house located in the Jamaica Plain/Brookline border. This is a great home and i am looking forward to see how great it looks after the kitchen and baths are redone.

A Few Helpful Mortgage Tips from Andrew Killion

Helpful Tips for a Smooth Mortgage Experience

In today’s mortgage environment; time is money. An applicant who is unprepared for mortgage application may waste valuable time during the entire process and may end up shelling out more money at the closing table as a result. Loan applications today have to meet much more criteria and guidelines during the underwriting process than in years past, when incomplete loan applications and lax underwriting policies were the norm. Mortgage applications today need to be spotless and there are several things a prospective borrower can do in the very beginning to ensure a complete mortgage application and stress-free closing experience.

 

  • Gather Your Financial Documents Early

Although every mortgage borrower is different, the documentation requested by loan officers and underwriters are usually standard. They will almost always want to see a few paystubs, 2 years W2’s and all of your bank statements. You can save time by gathering this information up before your loan officer requests it. Most of this information can be found on the internet, so just knowing where to find it will save valuable time in the end.

 

  • Leave Nothing Blank

A mortgage application (also known as a 1003) is a 3.5 page, legal sized document that, when completed, will offer a full financial profile for the applicant. Information about a borrower’s employment, career history, income, home ownership, even their race can be found on a completed 1003. If any information is left out or incomplete, that information is going to be sought after down the road and could stall the approval of the loan. Don’t leave out information that may be considered negative. For example, if a borrower was unemployed at some point in the previous 2 years, that information needs to be provided.

 

  • Close Later if Possible

Most real estate transactions take somewhere between 30 and 90 days to complete and a closing date is decided upon in the very beginning when an offer on a property is accepted. In some cases, the seller’s or buyer’s of the property need to close on specific date that is within a 30 day period, which puts more pressure on everyone involved to have the mortgage ready to close in the shorter time span. It’s better to choose a closing date that is further away on the calendar. This will allow more time for a borrower to have their mortgage ready to close and ensure a stress-free transaction. Longer rate locks can also be executed at the beginning of the process, and should be desired. It will cost more in the end to extend the rate lock expiration if a mortgage file is not ready to close on time.

 

  • Don’t Sit on the Paperwork

As soon as the home buyer has an accepted offer and a closing date has been selected, the clock has started ticking for the transaction to be finalized. The initial mortgage paperwork and 1003 application needs to be filled out and returned to the mortgage company in a timely manner. A home buyer can lose valuable time by setting it aside instead of stressing a quick turnaround time. Complete the paperwork as soon as it is received and return it to the mortgage company the following day. That way the mortgage file will be reviewed faster, thus shortening the entire process.
